Most warehouse cost conversations begin with a single number: the rate per square metre. It is a comforting figure because it is easy to compare, but it hides almost everything that actually determines what a building will cost to construct and, later, to operate. Two warehouses of identical footprint can differ by a wide margin once clear height, structural loading, floor tolerance and power provision are properly specified.
Structure and clear height dominate
The single biggest lever is the relationship between clear height and structural span. Taller eaves require heavier portal frames, deeper foundations and more cladding area per square metre of floor. A column grid chosen for racking efficiency rather than the cheapest steel tonnage can change both the frame cost and the tenant's storage density. These decisions are cheap to change on paper and expensive to change on site.

- Column grid and span — racking layout should drive the grid, not the reverse
- Roof and wall cladding — area scales with height, and insulation spec follows use
- Foundation design — governed by ground conditions and imposed floor loads
The floor slab is a specification, not a commodity
A warehouse floor is one of the most failure-prone and dispute-prone elements of the building. Flatness tolerance, joint detailing, surface abrasion resistance and design load all carry cost, and under-specifying any of them creates operational problems that are difficult to correct once racking is installed. If the tenant runs narrow-aisle trucks, floor flatness is not a nicety — it is a functional requirement.
Power, fire and MEP provision
Electrical capacity, transformer provision, fire strategy and mechanical ventilation move with the intended use. A dry-storage distribution unit and a light-production facility of the same size sit in different cost bands once power density and life-safety systems are resolved. The right question early is not what does a warehouse cost, but what will this warehouse be used for.
The cheapest rate per square metre almost never produces the lowest cost of ownership. Specify for the operation, then value-engineer with discipline.
