Resin and epoxy floors are among the most misunderstood elements of an industrial fit-out. They are frequently procured as a finish and priced by the square metre, when in reality they are an engineered system whose performance is decided long before the topcoat goes down. Most failures — peeling, blistering, delamination, premature wear — trace back to specification and preparation, not the product tin.
The substrate decides everything
A resin system is only ever as good as the concrete beneath it. Moisture in the slab, weak surface laitance, contamination and inadequate mechanical preparation are the leading causes of failure. Proper diamond grinding or shot-blasting, moisture assessment and repair of the substrate are not optional extras — they are the difference between a floor that bonds and one that lifts.
Match the system to the operation
- Mechanical load — forklift traffic and point loads demand higher film build
- Chemical exposure — oils, solvents and cleaning regimes dictate resin chemistry
- Thermal cycling — cold rooms and wash-down areas need appropriate systems
- Slip resistance and hygiene — food and pharma uses carry specific requirements
Specify, then price
The right order of decisions is to define the operation and its exposures, specify a suitable system with a named build-up, and only then compare prices on a like-for-like basis. Reversing that order — choosing the cheapest number and hoping it performs — is how facilities end up re-doing a floor within its first year of service.
There is no such thing as a cheap floor failure once the racking is loaded and the operation is running.
