Fire and life-safety planning is often treated as a compliance exercise to be completed once the building is designed. In practice it is one of the strongest shapers of that design. Means of escape, compartmentation, sprinkler provision and fire-service access influence layout, structure and cost from the earliest sketches, and integrating them late almost always costs more than doing so early.
What the strategy has to resolve
- Occupancy and use classification, which drive the whole approach
- Means of escape — travel distances, exit widths and protected routes
- Compartmentation and fire-rated separation between uses and areas
- Detection, alarm and suppression appropriate to the stored goods
- Fire-service vehicle access, hydrants and water supply
Storage height changes the problem
In warehousing, the way goods are stored is central to fire strategy. High-bay racking, the nature of the stored commodity and the presence of flammable materials all influence the suppression approach and can dictate sprinkler design. A layout decision as simple as racking height can move the building into a different protection regime.
Design for real operations
A safety strategy that fits how the building will actually be used is more robust than one bolted on to satisfy a checklist. When escape routes, access and suppression are designed around the genuine operation, compliance tends to follow naturally rather than being fought for at the end.
Life-safety is the one design discipline where a late change is never a small change.
